Sedona Punishes Absentee Management.

The city requires a local emergency contact who can be physically present when something goes wrong at a short-term rental. That is not a formality. A complaint at eleven at night, a guest locked out, a permit question — these need a person in the canyon, not a call center in Phoenix answering on Monday.

We are a third-generation, family-run brokerage with roots in Cornville and Sedona. Our trades are local, our response is same-day, and we know the difference between a West Sedona street that rents all year and an Uptown property whose whole return depends on getting the shoulder seasons right.

Can I still run a short-term rental in Sedona?
Yes. Arizona law limits how far a city may go in banning vacation rentals, and Sedona has a large, active short-term rental market. The city does require permitting, an emergency contact who can respond in person, and compliance with occupancy, parking, noise, and safety rules — and it enforces them. We handle permitting and keep your property inside the lines.
What does short-term management cost here?
15% to 25% of gross, depending on how much you want handled. The upper tier is full service: listing and pricing, guest communication, turnovers, restocking, inspections, and permit compliance. Long-term management is 7% flat with a $150 monthly minimum. We never mark up maintenance on either.
What kind of occupancy and nightly rate should I expect?
Well-run Sedona properties commonly see occupancy in the low seventies with average nightly rates near $285, though the spread is wide. A red rock view, a hot tub, and professional photography move those numbers more than most owners expect. We will model your specific property rather than hand you a market average.
Short-term or long-term — which should I do?
Short-term grosses considerably more in Sedona and nets less than the gross suggests, because cleaning, supplies, furnishing, permitting, and management are real costs. For many Sedona properties short-term still wins clearly. For others, particularly in West Sedona, a stable long-term tenant produces a similar return with a fraction of the work. We run both and tell you honestly.
Do you handle the property when I want to use it myself?
Yes, and most Sedona owners do. We block your dates, prepare the home before you arrive, and put it back into service after you leave. Owner use is planned around the calendar rather than fought with.
Do you manage in the Village of Oak Creek too?
We do — the Village, Oak Creek Canyon, and down into Cornville and Cottonwood. The Village is often the better buy for an investor: red rock access and Sedona demand at a lower basis, with a different permitting posture since it sits in Yavapai County rather than the City of Sedona.
